Owners are reminded to consult both our Beach Wood (BWVA) Rules and Regulations and The Plantation Architectural Review Board’s (ARB) requirements when planning any interior or exterior remodeling or renovation.
BWVA Rule XII requires notice be given to our CAM of every remodeling or renovation project whether interior or exterior. A $500 deposit must be paid in every case. Board approval may be required for some. The following Regulations provide detailed information for specific projects: Rule III-Replacing Doors and Windows along with CSI Specifications for Installation of Doors and Windows; Rule V- Mid-rise Balcony Floor Tiles; Rule VI-Town Home Entry Porch Floors; Rule VII-Expansion of Patios; and Rule X- Rain Dispersal Devices. If you are contemplating any work that alters the appearance of the exterior of your property — including the landscape — you must seek review by and prior approval from the ARB. This includes:
- All tree removal.
- All new exterior construction, renovations, and site improvements.
- Application of any exterior finishes, including stain, paint, stucco, and roofing.
- Addition of any significant site features, such as decorative ponds, lighting, fountains, patios, terraces, decks, and swimming pools.
- All major re-landscaping.
- All driveway paving, whether new or a replacement of an existing driveway.
- All activities that affect the natural environment.

WHEN IS THE ARB REVIEW REQUIRED?
All new exterior construction, renovations, and site improvements for homes, condominiums, and commercial facilities within Amelia Island Plantation require review and prior approval by the AIP Architectural Review Board. While the ARB is only concerned with changes to the exterior appearance of homes, condominiums, commercial/resort facilities, the condominium association may be concerned with interior changes since usually the condominium owner only owns the interior space typically referenced as from paint to paint.
A $200 application fee is required for each ARB application. Further information can be found on AIPCA’s website, www.aipca.net.
Neither the BWVA Board of Directors nor our CAM will render an opinion on whether ARB approval is required.
