BOARD ADOPTS UNIT SECURITY CAMERA RULE – ALLOWS RING/DOORBELL MODELS

Aware of the growing popularity of individual security cameras for residential use but having concerns about privacy and damage to common property, the Board adopted a popular compromise frequently used by condominium associations at its November meeting.

The new regulation, entitled “XIV-Rules and Regulations for Security Cameras”, allows their use but limits the style, color and site of installation.  Owners may choose one of three models offered by the “Ring” (BOT Home Automation, Inc.) corporation.  The available models come in three prices and offer a variety of features including battery operated and electrical circuit connections.  However, only one camera is allowed per unit and installation must be at the site of the existing doorbell. Other highlights of the regulation include:

  • Owners are responsible for the installation and maintenance of the camera.
  • Notice of intended installation and payment of the refundable construction deposit is required. The Association will inspect the installation upon completion.
  • Upon sale of the unit, owners have the choice of leaving or removing the camera. If removed, a conventional doorbell must be installed and the work will be inspected by the Association.
  • Nothing prohibits the use of “nanny cam” security cameras solely within the unit.

Owners are reminded that some electrical circuitry leading to the doorbell, due to age, may not support the new technology and should be checked prior to purchasing.
